Living in a custom home designed for your family and lifestyle is an exciting idea for most. But many wonder what the custom home building process will entail. What can you expect during this multi-step process? If you know what to expect, you can be more confident when designing a custom home. We work closely with our clients at Robin Ford Builders to keep them informed throughout the custom homebuilding process. If you are considering the advantages of custom homes, view the following outline for the project. Contact Robin Ford Builders to discuss your plans in more detail.
Part One: Establish Your Goals
Before designing your home, consider what you want your new custom property to be:
- What size home do you envision for your family?
- What is your style?
- How do you want your new home to function for your family?
Choose Your Location
As you find the best location for your new home, consider the following questions:
- Is urban living for you, or do you prefer suburban settings?
- Do you want to be in a particular school district?
- How will you commute to work?
- Do you want shops within walking distance?
Consider Your Budget
Finally, consider your budget and how the style of your custom home will impact your overall expenses. If you want certain features, consider whether you will have to adjust your budget elsewhere. Next, think about when you will need to sell your current home, if applicable.
Finally, identify and purchase a lot for your custom home and choose your homebuilding team.
Part Two: Design
Once you have your home building team and home property, it’s time to start your custom home design! This phase is about nailing down the details to avoid unpleasant surprises later.
- Create the Plans
- Select All Finishes and Materials
- Approve All Designs and Specifications
There are numerous options available for every detail of your home–from plumbing fixtures to kitchen appliances and door knobs–that must be chosen and confirmed before moving on to the construction phase.
Part Three: Construction
This is the most extensive phase of the custom home building process. Also, note that you may make changes after construction begins, but it will impact the cost and timing of your project. After entering into a construction agreement, your home builder will move through the following steps:
- Obtain Required Permits
- Establish Communication Channels
- Order All Materials (items may be back ordered or substitutions may be required, which will influence the project timeline or budget)
- Coordinate with Local Jurisdictions (comply with all permitting requirements)
- If Applicable, Deconstruct the Old Home on Your Lot
Now, construction can begin. During construction, your custom home building team should:
- Hold Regular On-Site Progress Meetings
- Complete Your Project On Time and Budget
- Perform Builder’s Quality Control Walk-Through
- Schedule a Client Walk-Through
- Complete Any Identified Tasks
- Conduct Final Inspections
- Move In!
After 60 to 90 days, your home builder should conduct a follow-up visit to identify any warrantable issues needing attention.
